Recent Study Reveals Average Rental Costs
Where you live can make a huge difference to how much you need to spend on rent.
But you might wonder: what is the average rent amount that most people are paying at the moment?
Rent is an important factor to consider when Debt Counsellors and courts look at whether a consumer’s household budget is reasonable. Obviously, those with bonds have little choice in where to stay when begining debt review (unless the move elsewhere and rent their bonded property). but many consumers who begin debt review do not have a bond and are renting. So, what is the Average rental across the country?
Note: These figures are averages or norms. They do not mean everyone in an area pays that amount. There will always be properties available both above and below the average.
According to the latest PayProp Rental Index, the average monthly rent across South Africa reached R9,582 in the first quarter of 2026, up 4.7% compared to a year earlier.

Of course, the national average tells only part of the story. Around R9,500 could potentially secure a spacious two or three bedroom townhouse with a yard in parts of Bloemfontein, while in Pietermaritzburg a similar amount could provide a family sized two bedroom home.
Along the coast, the picture can be very different as property prices are often higher. Average rentals in the Western Cape reached R12,125. Even in more affordable areas such as Strand and Gordon’s Bay a budget around the national average may only secure a one bedroom apartment.
In Durban, R9,600 might pay for a compact one bedroom apartment in Umhlanga Ridge, while the same amount could potentially secure a two bedroom apartment in areas such as North Beach.

It is also important not to consider rent in isolation.
Sometimes paying a little more to live closer to work, schools or public transport can reduce other household expenses, such as fuel, vehicle costs and even, in some circumstances, insurance. A cheaper home much further away could actually leave a household with higher overall monthly expenses.
So, while these average rental figures are a useful guide when Debt Counsellors prepare budgets and courts consider reasonable living expenses, they need to be viewed in context. Averages show us what is typical, not what is reasonable for every individual consumer and debt review is aimed at taking the individuals needs into consideration, not squeezing them into a situation that is unsustainable.
